The Maharashtra Government has officially taken possession of the iconic Air India Building at Nariman Point, Mumbai, after acquiring the property from Air India Assets Holding Limited for ₹1,601 crore.
The transfer agreement was signed in the presence of Devendra Fadnavis and senior government officials, bringing to completion a process that has been under consideration for several years.
About the Building
The Air India Building is one of Mumbai’s most recognizable commercial landmarks.
Key facts:
Location: Nariman Point
Height: 23 storeys
Constructed: 1974
Office area: Approximately 46,470 square metres
Originally served as the headquarters of Air India
Situated on reclaimed land owned by the Maharashtra Government, the tower occupies a prime location close to Mantralaya, the state’s administrative headquarters.
Why the Government Bought It
The acquisition is primarily aimed at addressing office-space constraints faced by various state government departments.
Several departments have been operating from rented premises across Mumbai, especially after the 2012 fire at Mantralaya led to the relocation of numerous offices.
Benefits expected from the acquisition include:
Consolidation of government departments.
Reduced expenditure on rented office space.
Improved administrative coordination.
Greater proximity to Mantralaya.
Background of the Transaction
The property was first offered for sale by Air India in 2018 as part of its asset monetisation programme.
Key developments:
Air India initially sought around ₹2,000 crore.
The Maharashtra Government submitted bids and later revised its offer.
Following Air India’s privatisation, the property came under AIAHL.
The Central Government approved the transfer in 2024.
The Maharashtra Cabinet subsequently cleared the acquisition.
The state also reportedly agreed to waive approximately ₹298 crore in unrealised income and interest dues associated with the leased land.
What Happens Next?
Before any government offices move into the building:
A detailed structural audit will be conducted.
Renovation and refurbishment plans will be prepared.
Electrical, mechanical, and other infrastructure systems will be upgraded.
Departments will be shifted in phases after the building is certified suitable for occupation.
The work will be overseen by the state’s Public Works Department.
Significance of the Acquisition
This transaction represents one of the most notable government property acquisitions in recent years and gives Maharashtra ownership of a landmark commercial asset in one of India’s most valuable business districts.
For the state government, the purchase offers a long-term solution to office-space requirements while bringing key departments closer to the administrative centre of Mumbai.
