Embassy Office Parks REIT has finalized the acquisition of a 0.3 million sq ft premium office property at Bengaluru’s Embassy GolfLinks Business Park for ₹852 crore (US$ 94 million). The property comes with long-term leases to a leading global investment firm, offering the REIT a secure and stable revenue stream.

According to Embassy REIT management, this purchase comes at a pivotal time for Bengaluru, where leasing activity remains robust, especially from large technology companies and Global Capability Centers (GCCs).

Strategic Fit and Portfolio Impact

With this acquisition, Embassy REIT’s portfolio now totals 50.8 million sq ft across major Indian cities, including Bengaluru, Mumbai, Pune, NCR, and Chennai, accommodating 274 global tenants.

The transaction is expected to enhance distributable cash flow (DPU) and net operating income (NOI), offering a yield of 7.9%, which is above the Q2 FY26 trading cap rate of 7.4% and below independent valuation estimates. The acquisition reflects Embassy REIT’s ongoing strategy to secure high-quality, income-generating assets in India’s fast-growing office market.

Bengaluru continues to dominate India’s office real estate sector, with strong demand for Grade-A properties, and this acquisition positions Embassy REIT to benefit from long-term growth and sustained leasing activity.

Summary

Embassy REIT has acquired a 0.3 million sq ft office asset at Bengaluru’s Embassy GolfLinks Business Park for ₹852 crore (US$ 94 million). The fully leased property strengthens the REIT’s portfolio, adds stable cash flow, and supports long-term growth in India’s premium office market.
