
Real estate major Prestige Estates Projects Ltd has announced the launch of a new premium residential project, ‘Prestige Garden Trails,’ in Mumbai, with an estimated revenue potential of ₹2,000 crore. The development marks the company’s continued push into India’s most lucrative real estate markets, reflecting its confidence in the city’s mid-income housing segment.
According to the company’s regulatory filing on Tuesday, the project is strategically located along the Dahisar–Mira Road corridor on the Western Express Highway, a fast-growing residential zone in the Mumbai Metropolitan Region (MMR).
Project Details: 5.2 Acres, 1,324 Homes, and 10 Lakh Sq Ft of Carpet Area
Spread across 5.2 acres, Prestige Garden Trails will offer a total carpet area of approximately 10 lakh sq ft, comprising 1,324 housing units. The project’s Gross Development Value (GDV) is pegged at around ₹2,000 crore, underscoring Prestige Group’s strong growth outlook for Mumbai’s residential market.
Irfan Razack, Chairman and Managing Director of Prestige Group, said the company remains deeply focused on expanding within Mumbai due to sustained housing demand in the mid-segment category. “Mumbai continues to be a key growth market for us, and our latest launch reinforces our long-term commitment to the region,” Razack said.
Part of Prestige Group’s Broader Expansion Strategy
The new Mumbai project comes close on the heels of Prestige’s Ghaziabad launch, which features 620 apartments and is projected to generate ₹2,200 crore in revenue. Together, these projects highlight the group’s aggressive expansion strategy across India’s top urban centres.
Founded in 1986, the Prestige Group has delivered over 300 projects, covering more than 199 million sq ft of developable area. Its ongoing and upcoming projects span major Indian cities including Bengaluru, Mumbai, Hyderabad, Chennai, NCR, Goa, and Kochi.
Strong Sales Momentum in FY26
The company’s recent financial performance underscores robust market traction. During Q2 FY26, Prestige Estates recorded a 50% jump in sales bookings to ₹6,017.3 crore, supported by steady housing demand and successful new project launches.
Sales volumes surged 47% year-on-year to 4.42 million sq ft, with 2,069 units sold between July and September 2025.
Average realisations for apartments rose 8% YoY to ₹14,906 per sq ft, while plot realisations jumped 43% to ₹9,510 per sq ft.
For the first half of FY26, the company achieved record sales of ₹18,143.7 crore, up 157% YoY, already surpassing its total sales for the entire FY25 fiscal year.
