The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has granted approval to 16 real estate projects involving a total estimated investment of ₹3,200.16 crore. The approved developments are spread across nine districts in the state and are expected to add 3,845 residential, commercial and mixed-use units, according to reports.
Clearance at December Authority Meeting
The approvals were issued during UPRERA’s 190th authority meeting held in Lucknow on December 15, 2025. The meeting was chaired by UPRERA Chairperson Sanjay Bhoosreddy and attended by senior officials of the authority. The projects were cleared as part of the regulator’s regular registration and review process.
Lucknow Accounts for Majority of Investment
Lucknow emerged as the largest contributor in terms of both the number of projects and investment value. Six projects in the state capital received approval, with a combined investment of ₹2,154.69 crore. These comprise two residential projects, two commercial projects and two mixed-use developments, together adding 1,406 units.
Approvals in Other Districts
Two projects each were approved in Agra and Ghaziabad. The Agra projects, spanning residential and mixed-use developments, involve a total investment of ₹200.69 crore and will add 668 units. In Ghaziabad, both approved projects are commercial in nature, with an aggregate investment of ₹74.18 crore and 210 units.
Single projects were also approved in Prayagraj, Jhansi, Aligarh, Bareilly, Mathura–Vrindavan and Moradabad, reflecting a broad geographic spread of new developments across the state.
Range of Project Sizes and Values
The scale of approved projects varies significantly by location. Moradabad stands out among districts outside Lucknow, with a project valued at ₹516.34 crore and comprising 544 units. In contrast, Prayagraj’s approved residential project represents one of the smallest investments, at ₹6.05 crore for 74 units. A majority of the cleared projects fall within the affordable and mid-income housing segments, with limited commercial components.
Overall Registration Landscape
As of October, UPRERA has registered around 4,500 real estate projects across Uttar Pradesh, with cumulative investments exceeding ₹2.5 lakh crore. Districts within the National Capital Region, including Noida and Ghaziabad, account for approximately 45% of the total registered projects.
